Construction Certificate Lodgements
Once you have obtained your DA consent from council, you will need a Construction Certificate (CC) issued before you can begin construction. A CC can be issued by either council or a private certifier. Council’s development consent (planning approval) will stipulate conditions to be satisfied prior to obtaining a CC (construction approval). Lodged4U will oversee each item on your CC checklist, to ensure your application is lodged correctly and all DA conditions are satisfied in a timely manner. We will liaise with either council or your private certifier throughout the CC approval process.
Complying Development Certificate Lodgements
A Complying Development Certificate (CDC) is a combined planning and construction approval for straightforward developments. A CDC can be issued if your proposed development meets certain pre-determined development standards outlined under state legislation. Once you have your plans drafted and have been given the go-ahead to proceed to application for a CDC, Lodged4U will work through your certifier’s checklist, ensuring your application is lodged accurately and without any unnecessary delays. We will then act as the main point of contact for your certifier from lodgement until notice of determination.
Appointment of Principal Certifier
A Principal Certifier (PC) needs to be appointed, and a Notice of Commencement (NOC) issued, before you can commence building works. This can either happen simultaneously with, or following, the issue of a Complying Development Certificate (CDC) or Construction Certificate (CC). Your PC will conduct mandatory progress inspections during your build and issue an Occupation Certificate (OC) upon satisfactory completion. Lodged4U can assist you to comply with any pre-commencement conditions prescribed prior to your certifier issuing a Notice of Commencement to begin works. In some instances, you may need to appoint a replacement PC. We can also assist with transferring to a new certifier where applicable.
Occupation Certificate Lodgements
Nearing completion of your build? Once your building project is complete, your certifier will undertake a final walk-through inspection to check everything has been built in accordance with your approved plans and complies with the Building Code of Australia (BCA) under the current National Construction Code (NCC). To enable issue of an Occupation Certificate (OC), an application will need to be lodged via the NSW Planning Portal, along with supporting compliance certificates and any other documents stipulated in the conditions of your development consent. Lodged4U will liaise with your certifier and builder to work through and collate each item required to obtain formal sign-off on your project.
CC & CDC Modification Lodgements
Do you need an amended CC or CDC issued? If you’re proposing changes to your approved development, you will need to have these changes reviewed by your certifier and, in some cases, seek a modified approval. If you have sought a modified DA consent (s4.55 amendment), you will then need an amended CC approval issued to reflect these new changes. If you previously obtained a CDC approval, you may need an amended CDC approval issued, depending on the alterations proposed. Lodged4U can assist with collation and lodgement of any new or amended documents required to support your amended application.
